Healthy Homes work needs qualified, registered trades.

In force for every private rental in New Zealand since 1 July 2024. Each of the five standards calls for specific licensed trades. This is who does what, and how to keep the record that proves it.

The stakes. Non-compliance with the Healthy Homes Standards carries fines of up to $7,200 per breach. "He seemed legit" is not a defence at the Tenancy Tribunal, and most landlord insurance policies exclude claims involving unlicensed or uninsured contractors.
The five standards

The work, the trade, the register

Public liability, every time

Beyond the trade qualification, every contractor you send to a property should hold current public liability insurance. TrustPoint tracks it and alerts both you and them before it lapses.

Commercial property too

Healthy Homes applies to residential tenancies, but commercial maintenance carries the same duty of care under HSWA. The contractor you send to a commercial building must be just as verifiable, and TrustPoint treats both the same way.
