TrustPoint for Property

You sent someone to that property.
Do you actually know
they were insured?

Every maintenance contractor you send to a managed or investment property is a HSWA obligation. TrustPoint verifies them before they go — and builds the audit trail that proves you did your due diligence.

The same compliance problem.
Two completely different pressures.

The exposure

You directed the work. That makes you the responsible party under HSWA s.36.

The moment you instruct a contractor at a managed property, you carry a primary duty of care. If they cause damage or injury with lapsed insurance, the liability sits with you — not your landlord client. A certificate you checked at onboarding 14 months ago is not a current record.

The volume problem

300 maintenance jobs a year. One expired certificate can undo all of it.

A portfolio of 100 rentals generates hundreds of maintenance calls. The same pool of regular trades handles most of them — but when did you last verify their current public liability? Not last year's. This year's. The one that's actually valid right now.

The record gap

Spreadsheets and forwarded certificates aren’t a compliance record.

When a claim or complaint arises, you need a timestamped, tamper-evident record of what you checked and when. A folder of PDFs from 18 months ago won't satisfy a Tenancy Tribunal, an insurer, or a WorkSafe investigator.

TrustPoint gives property managers a live compliance dashboard across their entire contractor pool — one place, real-time status, full audit trail. The record builds itself while you get on with managing.

The fines

Healthy Homes non-compliance fines are up to $7,200 per breach — fully in force since July 2024.

Heat pump installation, drainage repairs, extractor fans, draught stopping — every Healthy Homes job requires a qualified, registered tradesperson. Not the cousin who "does a bit of everything." TrustPoint tracks registrations so you can prove compliance if a tenant or the Tribunal asks.

The tribunal risk

“He seemed legit” is not a defence at the Tenancy Tribunal.

A tenant complaint about Healthy Homes non-compliance lands at the Tribunal. They'll ask what steps you took to verify the work was done by qualified contractors. Without documentation, you're relying on goodwill. TrustPoint gives you the documented record that proves you did your homework.

The insurance exclusion

Most landlord policies exclude claims from unlicensed or uninsured contractors.

If a gasfitter causes a fire and wasn't PGDB-registered, your insurer will ask questions you won't be able to answer. TrustPoint verifies registrations at source — not just what the contractor claimed — and records the check so you can prove it.

TrustPoint lets private landlords verify contractors quickly and build the paper trail that proves due diligence — whether you own one rental or ten.

From contractor invite to live compliance record in minutes

1

Add your contractors

Invite your regular maintenance trades by email. They register free, upload their documents once, and are immediately visible to you.

2

Set what you need

Choose which documents each trade type must hold: Public Liability, electrical registration, PGDB licence. The system tracks expiry automatically.

3

See live readiness

Before you send anyone to any property, their compliance status is visible: Ready, At Risk, Restricted, or Blocked. No guessing. No surprises on the day.

4

The record builds itself

Every approval, alert, and action is logged to a tamper-evident audit trail. The evidence is there when you need it — Tribunal, insurer, or WorkSafe.

Everything a property principal needs to stay on the right side of HSWA

  • Live contractor readiness dashboard

Every trade you work with shows a real-time compliance state — current, not last-checked-six-months-ago. Know before you book, not after they've arrived.

  • Automated expiry alerts — contractors chased for you

The system emails and texts your contractors at 30, 14, and 7 days before documents lapse. You get notified if they don't act. No manual follow-up required.

  • MBIE register verification

Electrician and plumbing registrations reviewed and approved against the EWRB and PGDB registers. LBP licences reviewed and approved against the MBIE LBP register. Not just what the contractor told you — what the register shows.

  • NZBN and insolvency register checks

Companies Register and Insolvency Register cross-checks run automatically. You're not sending work to a company that's quietly in financial distress — a risk that only surfaces when a claim is made and insurance has lapsed.

  • Tamper-evident audit trail

Every action is logged with a hash chain. Every document. Every approval. Every alert. If the record is ever challenged — by a tribunal, an insurer, or WorkSafe — it's verifiable and unchanged from the day it was made.
